Compass Property Management implements resources such as Zillow, HotPads, Trulia, and many others for advanced online marketing and advertising, including social media, to secure qualified tenants for our Owners as quickly as possible. Potential tenants can view listed properties on our website and then visit the property at their convenience for a self-walkthrough utilizing our secure Rently lockbox service. Our goal is to keep good tenants, and when needed, find new tenants fast.
☑️ Tenant Screening
Our online application process enables us to review potential tenants and perform required credit and national background checks. Requirements to become a tenant include a verifiable monthly income of approximately 3 times the rent and employment history. Applicants must show a credit history, meet credit score requirements, provide Landlord references, and show 3 years of residential history. Applicants cannot have a criminal record, be on parole, or have had any evictions within the last 7 years.
💰 Rent Collection
As a full-service company, we collect rents, assess and collect late fees, and when necessary, notify tenants with a pay or quit notice. We coordinate legal issues, such as the eviction process and lease violations, and we take care of reconciling security deposits. We offer online rent payments, but we also accept pay via mail, in person, or in our office’s drop box for after-hours delivery. Monthly and year-end financial reporting makes your year-end tax filing as simple as possible.
Maintenance requests are handled online 24 hours a day, 7 days a week, including holidays, utilizing professional, reliable, and insured contractors. Through our Property Meld system, we monitor all maintenance issues and use the system so tenants can coordinate scheduling with our contractors. We also coordinate lawn and snow removal services. We comply with all City, Township, Borough, and Subsidized Property Inspections. If you are an owner who wishes to do your own repairs, we work with you by providing “back up” as needed for repairs and emergency coverage.
