We are a full-service rental management company and we now offer a 3-tier system that gives our owners the level of management they need.

🔊 Marketing

Compass Property Management implements resources such as Zillow, HotPads, Trulia, social media, and more for advanced online advertising that quickly secures qualified tenants for our Owners. Potential tenants can view listed properties on our website and then visit the property at their convenience for a self-walkthrough using our secure Rently lockbox service. Our goal is to keep good tenants, and when needed, find new tenants fast.

☑️ Tenant Screening

Our online application process enables us to review potential tenants and perform the required credit and background checks. Requirements to become a tenant include a verifiable monthly income of approximately 3 times the rent as well as employment history. Furthermore, applicants must show credit history, meet credit score requirements, provide Landlord references, and show 3 years of residential history. Additionally, applicants cannot have a criminal record, be on parole, or have had any evictions within the last 7 years.

💰 Rent Collection

As a full-service company, we collect rents, assess and collect late fees, and when necessary, notify tenants with a pay or quit notice. We coordinate legal issues, such as the eviction process and lease violations. Furthermore, we also take care of reconciling security deposits. We offer online rent payments, but we also accept payments via mail, in person, or in our office’s dropbox for after-hours delivery. Monthly and year-end financial reporting makes your year-end tax filing as simple as possible. We maintain accurate and timely records of all communications both verbal and written, including all rent receipts.

🛠️ Maintenance

Maintenance requests are handled online 24 hours a day, 7 days a week, including holidays. We only utilize professional, reliable, and insured contractors. Through our Property Meld system, we monitor all maintenance issues. Additionally, tenants can coordinate scheduling with our contractors. We also coordinate lawn and snow removal services. We comply with all City, Township, Borough, and Subsidized Property Inspections. If you are an owner who wishes to do your own repairs, we work with you by providing “back up” as needed.

🏚️ Evictions

An associate will notify the tenant of any delinquent payments in a timely and legal manner. We maintain accurate records in the event that legal action becomes necessary. We can file legal documents and appear in court. Don’t navigate the legal system of evictions on your own. We can help.
