Owner FAQ

Why hire a property manager who is a member of NARPM?

NARPM property managers have more expertise and industry knowledge to assist them in doing the best possible job. They are real estate professionals who know the unique challenges of managing rental property in today’s constantly changing economic and legislative environment. And they know how to manage those challenges to everyone’s benefit. Because of this, they can maximize rents and income for property owners. Overall, they will manage the property efficiently, professionally, and economically.

What services do you offer?

As a full-service company, we collect rents, assess and collect late fees, and when necessary, notify tenants with a pay or quit notice. Also, we coordinate legal issues, such as the eviction process and lease violations. Additionally, we market properties and screen tenants. We even handle all maintenance. Learn more here.

How do you screen tenants?

Although we can’t guarantee it, we strive to find the “perfect tenant”. So we have an extensive application process. This process includes credit reviews, references, employment verification, criminal history checks, and much more.

When do property owners get paid?

Compass pays each property owner via Direct Deposit on the 10th and 20th of the month.

What about evictions?

The Eviction Process is the most expensive and stressful situation you can face. We handle this process from start to finish.

What about pets?

Our pet guarantee policy: Owners can have peace of mind knowing that CPM will cover all pet-related damages up to $2,000 at the time of move out, for an approved pet-occupied property. Compass Property Management charges a monthly “pet fee” that is paid directly to CPM, so at no time is the owner paying out of pocket for this guarantee.

What about property owners who already have a tenant?

Change is easily made and tenants are unaffected. First, we will send them a notice that we are taking over management to introduce them to our tenant portal. Then, we will update their lease if necessary.

What about inspections?

We handle all inspections and inspection paperwork. As a result, our property owners don’t have to deal with any of it.

What if I already have a management company but want to switch?

No problem. All we need is a copy of the lease and tenants’ contact information and we take it from there.

What if I don’t want to rent out my property anymore?

We usually need at least a years’ notice. Please fill out this form: Release of rental form.

My phone number or email has changed, how can I update it?

You can call the office or simply fill out this form: Update Personal Information.
